Fall roof checklist
- Clean the gutters and downspouts after most of the leaves have dropped, and make sure downspouts carry water away from the foundation.
- From the ground, look for missing, curled or cracked shingles, especially after a windstorm.
- Check the flashing around chimneys, vents and skylights, which is where most leaks start.
- Go into the attic on a sunny day. Daylight through the roof boards or damp insulation means it’s time for an inspection.
- Trim branches that hang over the roof.
- If you had icicles or ice dams last winter, ask a roofer about attic ventilation and insulation, not just the shingles.
How to choose a roofer
- License. Virginia roofers need a DPOR contractor license. Maryland home improvement contractors need a license from the Maryland Home Improvement Commission (MHIC). DC requires a home improvement license from the Department of Licensing and Consumer Protection.
- Insurance. Ask for proof of liability and workers’ compensation coverage.
- Written scope. The estimate should say whether old layers come off, what underlayment and flashing are included, and how debris is handled.
- Warranty. Ask about both the manufacturer’s warranty and the roofer’s own workmanship warranty.
- Storm chasers. Be cautious with anyone who knocks on your door right after a storm offering a free roof through insurance.
