Before you book: a quick fall heating checklist
- Swap the air filter. A clogged filter is the most common reason a furnace short-cycles or a heat pump struggles on the first cold night.
- Run the heat for 15 minutes before it gets cold. A burning-dust smell for a few minutes is normal; a smell that sticks around is not.
- Test your carbon monoxide detectors if you have any gas appliances, a fireplace or an attached garage.
- Clear leaves and debris from around the outdoor heat pump unit and keep at least two feet of space around it.
- Book a tune-up in October or early November. Most local companies get booked out once the first hard freeze hits.
- Ask about maintenance plans. Many of the companies below offer priority scheduling and waived after-hours fees for plan members.
How to choose an HVAC company
- License and insurance. In DC, mechanical contractors need a license from the Department of Licensing and Consumer Protection (DLCP), and most equipment replacements need a permit. Ask the company to pull the permit, not you.
- Written estimates. Get at least two for any replacement. A good estimate names the equipment brand, model, efficiency rating and what’s included (removal, permits, thermostat, warranty).
- Load calculation. For a new system, the company should size it with a Manual J load calculation, not just match the old unit.
- Emergency service. Ask whether they answer nights and weekends in winter and what the after-hours fee is.
- Warranty and plans. Ask how long labor is covered, and what a yearly maintenance plan costs and includes.
